Power Flush London
Your radiators are cold at the bottom. The boiler kettles like a teapot. Your heating bills have jumped 30% and the house still feels chilly. That black sludge in your pipes — magnetite, formed from rust and oxygen reacting inside your system — is choking your central heating. A power flush is the only fix that physically removes it.
At boilerinstallerlondon.uk, we power flush central heating systems across all 32 London boroughs using Kamco CF90 machines running at 150-170 litres per minute. Most jobs finish in one day. Every flush includes a corrosion inhibitor dose and a 12-month guarantee on workmanship.

Signs your London home needs a power flush

London’s hard water accelerates the problem. The calcium carbonate in Thames Water areas like Barnet, Enfield, and Ealing combines with rust particles to form thick, gritty sludge that chemicals alone cannot shift.

What a power flush actually involves

We connect a Kamco CF90 power flushing machine directly to your central heating system — usually at the pump head or across the tails of a removed radiator. The machine temporarily replaces your system pump and pushes water at 150-170 litres per minute, five to fifteen times normal flow rate.
Each radiator is isolated and flushed individually in both directions. We agitate radiators with a rubber mallet to break up consolidated deposits. The extracted water — carrying black magnetite sludge — exits through a dump hose rather than recirculating. The system is then flushed with clean water until it runs clear, and we dose it with Sentinel X100 or Fernox F1 corrosion inhibitor.
Duration depends on system size and contamination level:

A chemical flush uses Sentinel X400 or Fernox F3 circulated by your existing pump. It is fine for preventative maintenance or pre-new-boiler cleaning on a relatively clean system. It will not shift consolidated magnetite that has settled in radiator bottoms over years.
We inspect your system before recommending either. If your bleed water runs clear and radiators heat evenly top to bottom, a chemical flush at £120-£180 may be enough. If the water is black or brown and radiators are cold at the base, you need a power flush.

Why power flush before a new boiler installation

Boiler manufacturers — Worcester Bosch, Vaillant, Ideal, Baxi — require evidence of system cleaning to validate warranties. Installing a £2,000 boiler onto a sludged system is like fitting a new engine into a car with a blocked radiator. The heat exchanger clogs within months, the pump strains, and your warranty is void.
Our power flush + new boiler package includes:
  • Full system power flush with Kamco CF90
  • Magnetic filter fitted (Magnaclean or Sentinel Eliminator)
  • New boiler supply and installation
  • 10-12 year manufacturer warranty validated
  • System balanced and commissioned
Combined packages start from £2,199 for a combi boiler swap on a pre-flushed system. Heavily sludged systems add £450-£700 for the flush

The power flush process: step by step

Step 1 — System assessment Our Gas Safe engineer visits and checks radiator heat distribution, bleed water colour, boiler fault codes, and pump condition. We quote a fixed price before starting. No surprises.
Step 2 — Machine connection We drain the system partially and connect the Kamco CF90 at the most effective point — usually the pump or a strategically removed radiator. Dump hoses run to an outside drain or toilet waste pipe.
Step 3 — Chemical circulation We add Sentinel X800 or Fernox F5 heavy-duty cleaner and circulate at high flow for 60-90 minutes. This softens and breaks down sludge bonds.
Step 4 — Individual radiator flush Each radiator is isolated and reverse-flushed in both directions. We agitate with a rubber mallet to dislodge stubborn deposits. You will see the water colour change — black, then brown, then clear.
Step 5 — Clean water rinse The system is flushed with fresh water until it runs clear. We test pH and clarity to confirm all chemicals and debris are removed.
Step 6 — Inhibitor dose and recommission We add Sentinel X100 or Fernox F1 corrosion inhibitor at the correct concentration. The system is refilled, vented, balanced, and tested. We provide a certificate for your warranty records.

Add-ons that protect your system long-term

Add-onWhat it doesPrice fitted
Magnetic filter (Magnaclean Pro2)Captures future magnetite before it reaches the boiler£120-£150
Scale reducerReduces limescale buildup in hard water areas£80-£120
Smart thermostat (Hive/Nest)Optimises heating schedules, saves 10-15% on bills£150-£250
TRV replacement (per radiator)Individual temperature control, improved efficiency£40-£60 each
System filter + inhibitor annual serviceMaintains protection, validates warranties£89/year
We recommend a magnetic filter with every power flush. It captures particles that the flush loosens but does not fully remove, and protects against future buildup. Without one, sludge reforms within 2-3 years in London’s hard water.

FAQ

How much does a power flush cost in London?
£450 for up to 5 radiators. £550 for 6-10. £700 for 11-15. £850-£1,100 for 16+. Prices include chemicals, inhibitor, labour, and disposal. Magnetic filter extra at £120-£150.
How long does a power flush take?
4-5 hours for a small flat. 6-8 hours for a 3-bed house. 8-10 hours for a 4-bed. Large systems may need a second day. We tell you the exact duration at quotation.
Is a power flush worth the money?
Yes — if your system shows symptoms. A power flush can reduce heating bills by 15-25% (£100-£200/year), extend boiler life by up to 10 years, and prevent £300-£600 pump replacements. On a sludged system, it pays for itself within 3-4 years.
Can I do a chemical flush myself instead?
You can buy Sentinel X400 for £25-£30 and add it via a radiator bleed point. Run the heating for 7-14 days, then drain and refill. This works for mild sludge on newer systems. It will not clear consolidated deposits or cold spots at radiator bases. If symptoms persist, you need a professional power flush.
Will a power flush damage my old pipes?
The risk is low but real on systems over 30 years old with corroded joints. We assess pipe condition before starting and will advise if a chemical flush or gradual approach is safer. In 15 years of power flushing London homes, we have had two radiator valve leaks — both were replaced on the spot at no extra charge.
Do I need a power flush with a new boiler?
Most manufacturers require system cleaning as a warranty condition. A chemical flush may suffice for clean systems. A power flush is mandatory if your existing system has sludge symptoms. We assess and advise honestly — we do not upsell unnecessary work.
