The inspection process: step by step

Step 2 — Engineer arrives Our Gas Safe engineer calls 30 minutes before arrival. They carry ID and show their Gas Safe Register card on request. Inspection takes 30-45 minutes.
Step 3 — Safety checks The engineer tests gas tightness, standing and working pressure, burner pressure, gas rate, flue flow, spillage, ventilation, and all safety devices. Each appliance is inspected individually.
Step 4 — Documentation If everything passes, your digital CP12 certificate is emailed to you and your tenant the same day. We also log the expiry date in our reminder system.

Legal requirements every London landlord must know

The Gas Safety (Installation and Use) Regulations 1998 make it a criminal offence to let a property without a valid gas safety certificate. Specific requirements:
  • Annual inspection by a Gas Safe registered engineer
  • Certificate issued within 28 days of inspection
  • Copy given to existing tenants within 28 days
  • Copy given to new tenants before they move in
  • Records kept for minimum 2 years
Penalties: up to £6,000 per offence at Magistrates Court, unlimited fines at Crown Court, up to 6 months imprisonment. Your landlord insurance is void without a valid certificate. You cannot serve a Section 21 eviction notice.
