Your tenant is moving in next Monday. Your letting agent demands a valid CP12 certificate. You last had a gas safety check 14 months ago and the engineer who did it has disappeared. That is the exact situation most London landlords face — and the reason we built a same-day certificate service with digital records, reminder systems, and fixed prices.
At boilerinstallerlondon.uk, our Gas Safe registered engineers issue gas safety certificates across all 32 London boroughs. Most inspections are completed within 45 minutes. Digital CP12 certificates are emailed to you and your tenant the same day. Prices start at £85 for one appliance — no hidden charges, no call-out fees.
What a gas safety certificate actually is
A gas safety certificate — officially called a CP12 or Landlord Gas Safety Record — is a legal document proving your gas appliances, pipework, and flues have been inspected by a Gas Safe registered engineer. It is not optional. It is not a recommendation. It is a criminal offence to let a property without a valid certificate.
The inspection covers:
| Component checked | What the engineer tests | Pass/fail criteria |
|---|---|---|
| Gas tightness | Whole system checked for leaks | No leaks detectable |
| Standing pressure | Gas supply pressure at meter | Within manufacturer range |
| Working pressure | Pressure at appliance under use | Within manufacturer range |
| Burner pressure | Correct gas/air mixture | Within manufacturer range |
| Gas rate | Volume of gas consumed | Matches appliance specification |
| Flue flow | Exhaust gases discharging correctly | Adequate flow, no blockages |
| Spillage | Combustion products entering room | None detected |
| Ventilation | Adequate air supply for combustion | Meets BS 5440 standards |
| Safety devices | Flame failure, cut-off, pressure relief | All functioning correctly |
The engineer does not clean, repair, or service your boiler during a CP12 inspection. They inspect and test. If something fails, they issue a warning notice and explain what needs fixing before a certificate can be issued.

CP12 vs boiler service: what you actually need
| Factor | Gas Safety Certificate (CP12) | Boiler Service |
|---|---|---|
| Legal requirement | Yes — mandatory annually for landlords | No — but strongly advised |
| What it covers | Safety inspection only: leaks, pressure, flue, ventilation | Maintenance: cleaning, component wear, efficiency tuning |
| Pass or fail | Yes — appliance passes or fails | No — condition and performance report |
| Time taken | 30-45 minutes | 45-60 minutes (combi), 60-90 minutes (system/regular) |
| Typical cost London | £85 (1 appliance), £95 (2), £105 (3) | £89-£109 |
| Combined price | £149 (both together) | — |
| What happens if you skip it | Criminal prosecution, fines up to £6,000, insurance void, cannot serve Section 21 | Breakdown, voided warranty, higher bills, tenant complaints |
A CP12 alone keeps you legal. A service keeps your boiler running efficiently and your warranty valid. Most landlords book both together — one visit, one engineer, one invoice, £20-£40 saved versus separate bookings.

Step 3 — Safety checks The engineer tests gas tightness, standing and working pressure, burner pressure, gas rate, flue flow, spillage, ventilation, and all safety devices. Each appliance is inspected individually.
Step 4 — Documentation If everything passes, your digital CP12 certificate is emailed to you and your tenant the same day. We also log the expiry date in our reminder system.
Step 5 — Reminder system We contact you 10 weeks before expiry. You can book up to 2 months early without losing your original anniversary date. Never miss a deadline again.
What happens if your appliance fails
Not every appliance passes first time. Common failures include:
| Failure reason | What it means | Typical fix cost | Time to fix |
|---|---|---|---|
| Gas leak on pipework | Corroded joint or damaged pipe | £80-£150 | 1-2 hours |
| Flue blockage | Debris, bird nest, or corrosion | £100-£200 | 1-2 hours |
| Inadequate ventilation | Room too small for appliance size | £150-£300 (ventilation upgrade) | 2-4 hours |
| Safety device failure | Flame failure device not working | £120-£220 | 1-2 hours |
| High CO reading | Incomplete combustion, faulty burner | £150-£250 | 2-3 hours |
We issue a warning notice and quote remedial work before starting. You are not obligated to use us for repairs, but we can often fix it immediately — getting you certified the same day.
Legal requirements every London landlord must know
The Gas Safety (Installation and Use) Regulations 1998 make it a criminal offence to let a property without a valid gas safety certificate. Specific requirements:
- Annual inspection by a Gas Safe registered engineer
- Certificate issued within 28 days of inspection
- Copy given to existing tenants within 28 days
- Copy given to new tenants before they move in
- Records kept for minimum 2 years
Penalties: up to £6,000 per offence at Magistrates Court, unlimited fines at Crown Court, up to 6 months imprisonment. Your landlord insurance is void without a valid certificate. You cannot serve a Section 21 eviction notice.
The Housing Health and Safety Rating System (HHSRS) also flags gas safety as a Category 1 hazard. Councils can issue improvement notices, prohibition orders, or carry out emergency works and bill you.
